Jul. 13, 2025 – Plans are underway for the redevelopment of the loft building at 444 North Wabash Avenue in River North.

Chicago-based KJF Properties is converting vacant upper floors of the five-story structure, built in 1935, into 34 residential units. The design by Red Architects will include four studio, 24 one-bedroom, and six two-bedroom apartments.

Commercial spaces on the ground floor will remain. There will be no private outdoor space, rooftop deck, or any on-site parking.

The project complies with existing zoning but will seek minor relief to waive open space, loading berth, and parking requirements, according to 42nd Ward Alderman Brendan Reilly. The Zoning Board of Appeals will hold a public hearing on July 18 to consider the application.

Project timeline and costs were not disclosed.
